Belaire Gardens


All tenants, occupants and guests will comply with apartment rules which are currently in effect (including all local and governmental laws), and such other rules as we may make for the safety, care and cleanliness and good order of the property or the comfort, quiet and convenience of other residents and neighbors.

House Rules

Additional rules shall become effective upon notice. 

Failure to comply with rules shall, at our option, be considered 

a default of Rental Agreement and may result in termination of tenancy. 

All present and future house rules will be considered 

a formal part of your Rental Agreement.


  1. Rents are due in full by the Third of the month no later than 5:00 PM. Late rent payments will be subject to a $50.00 late fee after the Third and a $10 per day late fee after the Sixth.
  2. Maintenance is the sole responsibility of Belaire Gardens Apartments; including but not limited to paint, electrical, plumbing, flooring, and wall repairs. Any repairs made by tenants must be approved in writing. Plumbing leaks and clogs must be reported immediately via phone, text, or Rentec Portal. Tenants are wholly responsible for damages caused by tenant’s failure to report or personal  repairs made to plumbing pipes and fixtures. Please review our guidelines in the Plumbing Restrictions section below. Tenants are not allowed to paint or wallpaper without written permission. No changes to electrical are allowed. Extension cords over 10’ are not permitted. Tenants are not allowed to make changes to flooring, lighting, outlets, or attached fixtures. No remodeling of any kind without written permission. Smoke detectors must be in working order. Tampering with or disabling smoke detectors is a violation of Federal and Local law. Batteries must be replaced as needed.
  3. No water beds or liquid filled furniture, or fish tanks.
  4. No disturbance of others, no loud music, TV, musical instruments, or parties etc. are allowed.
  5. Apartment is to be used as a private residence. No business is allowed on premises.  This includes no babysitting or daycare allowed.
  6. Tenants are responsible for their visitors’ actions.
  7. Conduct shall not disturb others. Public drunkenness, drug use, or public immoral conduct will not be tolerated and may be cause for immediate eviction. If we find your conduct or that of your guests unreasonable, we will ask it be stopped immediately. If unreasonable behavior continues after notification, we will have the right to terminate tenancy and you will vacate the premises.
  8. We do not insure your personal property. We suggest that you obtain renter’s insurance to cover any personal liability.
  9. Storage of flammable or hazardous material is not permitted.
  10. Tenants are responsible for all damages caused by themselves or their guests.
  11. No vehicle repair or maintenance is permitted.
  12. No pets are allowed. Any animal not included in a pet lease addendum is not allowed on the property. You are not allowed to care for anyone else’s pet or allow guests to enter the property with a pet. Service Animals (not Emotional Support) are permitted with guests as applicable to law.
  13. All windows must be properly covered. Newspaper, sheets, foil, flags, etc. are not permitted.
  14. Personal items cannot be stored in hallways or common areas. Litter and garbage must be disposed of properly. Cans, cigarette butts, and other garbage must be carried back in or placed in the garbage bin.
  15. Any waste receptacles, decorations, or personal items are not to remain in the courtyard.
  16. All tables and chairs must be returned to their proper location after use.
  17. Personal repairs, spray paint, sanding, etc., are not allowed in the courtyard, parking area, or common areas.
  18. Only tenants listed on the lease are permitted to occupy the apartments. You are not allowed to move anyone into your unit without written permission. 
  19. Open parking spaces are for tenants only. Guests parked in open stalls will be towed at their expense.
  20. No decorating public areas. Produce as decorations are not allowed in shared spaces (this includes pumpkins at Halloween). 

Plumbing Restrictions

  • Drano and other such products may never be used.  
  • No foreign objects in toilets or drains.  
  • No sanitary napkins, tampons, grease, diapers, rice, potato peels, or anything harmful or obstructive to drains.

Expectations of Courtesy

The Courtyard

Tables

Tables and chairs are first come, first served. Some tables are near courtyard-facing bedrooms and must be vacated by 9:00pm.

Barbecue

Barbecue use is first come, first served. 

Please clean the grill after every use. 


Laundry Room

Hours of Operation

8:00am - 11:00pm

Last load must be started before 8:30pm

Lint

Please clean the lint tray after every use.

Unattended Laundry

Articles left in the laundry room will be discarded after 24 hours

Late Rent Fees

Payment Day Ends at 5:00pm

Fee after the Third of the Month

$50

Fee after the Sixth of the Month

$10

This fee is added on a daily basis until paid in full

Communal Nuisance

If you, your cohabitants or your guests are involved in harassment, fights or arguments, the police will be involved for everyone's safety. This may affect your tenancy moving forward.
